I'm a cold caller, and I'll keep saying go fail on the phone. But a mentor's coaching stuck with me: the steadiest pipelines rest on three in-person activities. Each one puts you in a room with people who already have a reason to talk to you.
1. Open houses, worked properly
Not a sign and a sign-in sheet. Call and knock on the neighborhood beforehand, host it yourself, and follow up with every visitor the same day. Neighbors and unrepresented buyers are future clients. See launch week.
2. Small education seminars
First-time buyer nights, "should we buy before we sell," or a topic your market is talking about, like accessory dwelling units.
- Partner with a lender who brings the financing answers.
- Keep it small and local. Attorney offices and community rooms often host for little or nothing.
- Teach, don't pitch. People who learn something come back with questions.
3. Client appreciation gatherings
A standing monthly get-together at a local spot: past clients, current clients, partners. Easy to invite people to, easy to remember, and the best referrals come from people who've seen you recently.
How they fit with the phone
Calls fill the room. The room builds relationships. Track who came and who they brought, and follow up within a day.
Try it this week
Pick one: book a room for a seminar, set a date for a client gathering, or schedule an open house you'll work properly.
