A listing's first week brings the most attention it will ever get. Run it on purpose, then show the seller exactly what happened. A weekly report with real numbers builds more trust than any pitch.

Launch week

  1. Go live with complete marketing: photos, floor plan, description, every disclosure attached in the MLS.
  2. Email agents with matching buyers through the MLS.
  3. Call the neighborhood. Nearby owners and recent sellers, invited to the open house. Knock on doors the day before.
  4. Host the open houses yourself, with a binder of system ages, receipts and test results.
  5. Follow up the same day. Buyers without an agent get a highlight sheet. Agents get the offer deadline and a direct ask for price feedback.
  6. Answer the objections in writing. Whatever buyers keep asking about (the basement, the roof, appliance ages), put the answer and the documents where every agent can see them.

The weekly seller report

One page, every week:

  • Bottom line: two sentences on where things stand.
  • The funnel: agents reached, calls made, conversations, open house visitors, sign-ins, follow-ups, offers.
  • Proof of marketing: what ran, when, and where.
  • What buyers asked and what we answered.
  • Feedback, quoted when possible, including the hard parts.
  • This week's plan, including what happens at the review point if there's no offer.

Keep your internal notes (anything uncertain, splits, team logistics) out of the version the seller sees, and check every number before it goes out.

Try it this week

Send your current sellers a one-page update with the funnel numbers, even if the numbers aren't pretty.
