Recap · Live Prospecting Room

Dial together. Win together.

48 minutes, two agents dialing expired listings, and a listing appointment booked before the coffee got cold. Here are the real numbers and what made the difference.

01The Numbers

The real math.

No highlight reel. This is what a normal morning on the phones looks like.

  • ~15Dials from Xavier on the A's of his expired list
  • 7People who picked up
  • 4Real conversations with sellers, across both of us
  • 3Long term follow ups set
  • 1Listing appointment booked for the same afternoon

Most dials go to voicemail, robots and wrong numbers. That's the job. The conversations come if you keep dialing.

02The Appointment

The live handoff.

A seller called Xavier back from an expired listing call and asked for a Spanish speaker. Another agent in the room speaks Spanish. Xavier passed the contact over in the chat, she called him right then, and booked the appointment.

  • The pain

The home sat on the market over six months, and he never got updates from his agent.

  • The gap

Communication. Anyone who keeps him in the loop every week already looks different.

  • The win

Promised a Spanish speaker, delivered one within minutes. That's service before the listing.

“That would be us fulfilling our service right away.”

03The Question

Let them convince you.

Don't try to talk a seller into selling. Ask why they wouldn't just keep it. If they need to move, they'll tell you why, and that reason is the whole conversation.

“Is it an option to just keep it, rent it, and let it appreciate?”

In this morning's role play, the seller answered with every reason renting didn't work for them: tenants, vacancies, taxes, and needing the money for the next home.

04The Objection

“We'll wait for spring.”

Both owners who talked to us today said it. Here's how the room answered it.

  • Less competition now

Fewer homes on the market means more eyes on yours. In spring, everyone lists at once.

  • Buyers are still out there

Rates are high, but pre-approved buyers are still active and still buying.

  • Don't push

If they're not ready, ask to check back in a couple of weeks. Then actually call.

  • Stay useful

Get the best email, send value, and offer a second opinion when they're ready.

05Two Styles

Script or freestyle?

  • The script

No matter what objection comes, steer back to the same core points. Direct, efficient, no wasted calls.

  • The freestyle

Make the friend first. Stay in touch for years, help with things that aren't real estate, and be there when they're ready.

Both work. The room is where you borrow from each other.

“Momentum is what gets you. You gain it even if it's a small piece, then you have confidence, and you keep going.”

06Before Next Thursday

Set yourself up.

  1. Clean your list. Have the address and MLS number ready before every dial, so a callback never catches you blind.
  2. Write your answer to “we'll wait for spring.”
  3. Know who in the room can take a call you can't, like another language or another market.
