Your listing is sitting at day 10. Five moves to make before the price conversation, from what 500+ agents shared today.

00The Rule

Day 10. No offer.

Buyers are cautious, rates are high, and they're taking their time. Weeks two and three are where the listing gets won. A listing agent on today's call put the line where it belongs:

“14 showings and no offers? It's price. 14 days without a showing? It's price.”

Until you hit that line, here are five moves to make before the price conversation.

01From Fast Forward Movement

Concessions before cuts.

  • Price cut

Lowers the number every future buyer anchors to.

  • Rate buydown

Seller puts $5,000 to $7,500 toward the buyer's rate. Price holds. Payment drops.

  • Market the concession publicly. One agent offered it as a buydown or up to a year of HOA dues, and the listing sold fast.
  • Talk monthly payment, not just price. That's the number your buyer actually lives with.

Lender limits apply. A buydown doesn't skip underwriting; the buyer still has to qualify.

02From eXp Market Mondays

Communicate! Call the listing agent.

On the buyer side, don't assume the seller will say no to concessions or creative terms. Call the listing agent. Ask what can work.

  1. Shop the financing.
  2. Get creative on the rate.
  3. Advocate for the client.

03From Fast Forward Movement

Fall back in love with open houses.

Agents are seeing more buyers at opens than at private showings. Add a midweek twilight open for the neighbors, then hit Saturday and Sunday.

Then track it like a sales pipeline
  • Views and saves
  • Showings and open house visitors
  • Follow up questions
  • Offers

Show the seller where buyers dropped off, and where they bought instead.

04From Fast Forward Movement

Talk to sellers twice a week.

“Even if there's no update, the update is there's no update.”

An agent who just won a listing from someone who went quiet
  • Tuesday

    Written report.

  • Thursday

    Phone call.

  • Every open

    Recap within 5 minutes.

05From Fast Forward Movement

Feedback starts before the showing.

  • Booked

Text the agent a highlight sheet. They'll reply from inside the house.

  • Right after

Call. Agents pick up when they just walked out.

  • Ask this

Writing an offer? Yes or no. How does it rank? What would have to change?

“Told today feedback is hard to get in this market. I've gotten a lot of feedback from a lot of people.”

Xavier S. Cole · From today's feedback calls

+The Morning Habit

Work the agents.

  • Call agents who sold to buyers in that neighborhood the last two years. One listing got an offer that way, right before the price drop.
  • Call agents to congratulate them on their closings. Ask how the deal went. Real peer conversations.

Role play and scripting sessions weren't recorded today.
